# Understand the Product

What SyntheticFi is, and why it works.

{% hint style="info" %}

## Borrow for less than a mortgage, deduct the interest, never sell a share

That's the whole product. It runs inside the account you already manage, and SyntheticFi handles the rest.
{% endhint %}

### The big picture

* **Win and keep clients.** A concrete, dollar-savings reason for prospects to switch to you, and a way to keep existing clients from leaving for a competitor's offering.
* **Protect your AUM.** Clients get cash without selling, so their portfolio stays invested inside your fee base.
* **Plan smarter.** A low-cost, tax-deductible lever you can bring into home purchases, refinances, and every annual review.

### How it works

**1. The rate is unusually low.** Priced on an open market where lenders compete to fund it, instead of by a bank adding its markup. Usually well below an SBLOC, margin loan, or mortgage. [See why →](/product-learn-more/how-cheap.md)

**2. The interest is always tax-deductible.** Treated as a capital loss under IRS Section 1256, so it's deductible regardless of how the client uses the money, with no mortgage interest deduction cap (currently $750K) and no investment-use requirement.\* [How the tax works →](/product-learn-more/why-is-it-tax-deductible.md)

**3. It runs inside the account you already manage.** No asset transfer, no new account. SyntheticFi opens the loan in the client's existing brokerage account and handles the trading and monitoring. [How it works →](/product-learn-more/how-it-works.md)

**4. The risks are manageable and handled for you.** Well understood, similar to what your clients already use, and monitored for you. You don't have to become an options expert. [See the risks →](/product-learn-more/whats-the-catch-risks.md)

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://advisorhub.syntheticfi.com/overview/understand-the-product.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
